Blackwood Estates is 130 acres one mile northeast of Williston, North Dakota that will be divided into approximately 85 residential lots.  The subject property is located 1/4 mile north of White's Bridge Road on the west side of County 9. Average lot size is approximately 1.3 acres, with sizes ranging from 1-2 acres. Home packages will range in size from 1250sf to 3200+sf with a finished basement. Custom designs are available.

Specifics
• All roads will be constructed to county specifications (34 foot wide gravel surface with an 80 foot access, 3-1 borrow ditches)
• Each lot will be provided power from Developer/Mountrail Williams Electric.
• Each lot will be provided a one inch rural water line installed by Developer.
• Phone and cable will be installed (Nemont).
• All homes will be set on a permanent foundation and be built to International Building Code 2009 (IRC) and will meet or exceed all North Dakota building  standards at the time of construction. No manufactured homes are allowed.
• The entire site (130 acre) will be engineered for drainage and septic systems.
• All septic systems will meet or exceed North Dakota and the Upper Missouri Health  District and will be installed by a licensed professional. Each lot will also have enough space to ensure a replacement field.
• A 20000 gallon water reservoir will be installed for emergency service
 (Mike Hallesy).
• A school bus stop will be constructed as delineated on the plat map (Greg  McNarry).  School: Garden Valley (k-8 next fall, k-12 2014 ish).
